RESERVE STUDIES & BUILDING MAINTENANCE: How to prepare for major expenditures.
As condominium buildings get older they begin to experience wear and tear. Inevitably, building and ground components that are maintained by the condominium association need to be maintained and/or replaced.
A Reserve study is a great tool for condominium associations to be able to allocate for major expenditures as well to estimate the useful life of building components. Florida Statute 718.112 regulates how a condominium association should conduct reserves and deferred maintenance.
